A Roof Coating and a New Membrane Do Different Work

A commercial roof that looks tired does not automatically need the same remedy as a wet, deteriorated assembly. A coating restores a suitable surface. A replacement can remove failed layers and rebuild the roof system. Those are different scopes.

Stillwater Roof Pros helps begin that discussion with the existing roof, the building in use and the concern that brought you here. The useful choice follows condition before price.

A Suitable Base Comes First

Coating starts with identifying the existing system and any earlier coatings or repairs. The selected product needs compatibility and adhesion after proper preparation. Seams, flashings and penetrations still need their own detail work.

The assembly beneath must support restoration. Wet insulation remains wet under a fresh finish. Deteriorated decking does not become sound because the surface is white. Those conditions need a separate removal or replacement scope.

Replacement Opens a Different Scope

Removing the old assembly exposes support and insulation conditions more directly. Replacement can resolve wet layers, deck deterioration and a revised insulation or drainage arrangement before the new membrane or sheet system is installed.

A recover adds another roof assembly over an existing one. Weight, moisture, attachment and applicable requirements must permit that choice. Recover is not interchangeable with coating, and neither is appropriate for every existing roof.

Plan Around the Working Building

Roof access, service traffic, rooftop equipment and occupied spaces affect preparation and sequencing. Material staging and opened areas need to be considered with entrances and deliveries. The plan belongs to the actual building rather than a general promise of uninterrupted business.

Our commercial roof coatings guide explains restoration limits. Commercial replacement develops removal, insulation, drainage and equipment coordination.
