Establish suitability
Identify the existing system, past coatings and the condition of underlying layers. Adhesion and moisture assessment help resolve the restoration choice.
Consider restoration only after the existing roof, adhesion, moisture and drainage support that choice.

A roof coating is a restoration option for a suitable existing roof. Preparation and repairs come before the finish: the surface needs to accept the selected product, failed details need correction, and the assembly below needs to be dry and sound. Compatibility is a property of the chosen coating and roof together.
Coating is not the same as installing a new membrane or removing a failed roof. It does not dry wet insulation, strengthen deteriorated decking or create positive drainage where the roof design needs correction. Those conditions determine whether restoration remains a useful option.

Cleaning, seam and flashing repair, surface preparation and compatible detailing precede the specified application.
Product requirements, curing conditions, access and rooftop equipment shape the work sequence. Thickness and details follow the selected system.
Roof area, attachment, insulation, access and discovered support damage change the price. The commercial roofing hub explains the related systems and work choices.
| Condition or choice | How it changes the work |
|---|---|
| A dry, sound roof | Restoration can retain serviceable parts of the existing assembly when compatibility and adhesion support it. |
| Wet or deteriorated layers | Those areas need their own removal or replacement scope. Coating over them leaves the underlying problem. |
| Drainage problems | Blocked outlets and design or slope issues require attention; reflective color does not correct water flow. |
A suitable restoration can involve less removal, but preparation, repairs, wet areas and the actual system determine cost. It is not a price decision before suitability is known.
Actual coverage comes from the selected product and contractor terms. A coating does not automatically provide the same coverage as a new assembly.
