Size and complexity
Slopes, overhangs, valleys, dormers and covered additions change quantity and detailing. Height and limited access add setup and labor.
Understand the scope behind a roofing budget, from measured surface to removal and hidden support work.

A useful roof budget describes the work it buys. Actual surface area, removal, access and the condition of the support change the project. An interior floor-area figure or a general price per shingle leaves those items out.
The architectural-asphalt planner provides a bounded regional example. Repair, metal and commercial systems need their own scopes, with no guessed multipliers applied to that example.
October 2026 Oklahoma/OKC regional scenario, not a Stillwater survey or project quote. Assumes one existing layer, normal access, moderate complexity and usable decking.
| Measured roof surface | Architectural-asphalt planning range |
|---|---|
| 1,500 sq. ft. | $6,750 to $11,250 |
| 2,000 sq. ft. | $9,000 to $15,000 |
| 2,500 sq. ft. | $11,250 to $18,750 |
| 3,000 sq. ft. | $13,500 to $22,500 |

Extra layers change disposal and removal. Deteriorated wood becomes clearer when the covering is opened and needs an agreed additional scope.
The covering, underlayment, flashing, edges and ventilation define the roof system. A material name alone does not describe all the work.
Replacing a boot around a plumbing vent is different from rebuilding a wall flashing connection. The amount of covering opened, compatibility of replacements, roof access and sound support determine repair work. A small visible stain does not measure it.
If the surrounding covering cannot be repaired without breaking or deterioration is widespread, replacement can be considered alongside repeated local work. The comparison follows the actual conditions rather than a fixed repair-to-replacement price percentage.

No. The policy determines covered work and payment, with the deductible, exclusions and upgrades affecting owner cost.
No. Those systems have different materials, connections, attachment and insulation scopes.

Damaged decking or connections hidden by the old covering can add work. The condition and proposed change are explained before that work proceeds.
